Tucked away in the grounds of our 170-year-old Scots Baronial home, The Groom's Cottage is a peaceful two-bedroom retreat on the edge of historic Jedburgh.
Surrounded by mature gardens, access to a paddock for a dog, the river Jed and the rolling countryside of the Scottish Borders, it’s a cosy base for walking, exploring and discovering this beautiful corner of Scotland - or simply shutting the door and doing very little.
And yes, the cottage nestles next door to the rather grand house we're restoring - come and be a part of the story.

Groom’s Cottage is a newly refurbished, dog-friendly two-bedroom cottage in the grounds of Jedwater House, just a 10-minute walk from Jedburgh Abbey and Jedburgh town centre.
There’s a comfortable king-size bedroom, a twin with two generous single beds, a newly fitted kitchen and bathroom, private garden and patio, off-road parking and EV charging.
Outside is a secure garden for dogs, private fishing access on the Jedwater river, a private paddock with stables and secluded patio area.
On your doorstep are the spectacular Four Abbeys Way and St Cuthbert’s Way and miles of walking, cycling, bridleways and countryside to explore. Edinburgh and the coast are both just over an hour away, making Jedwater a great base for exploring southern Scotland.
Jedburgh is packed with history, character and great ways to get outdoors. Explore Jedburgh Abbey, Mary Queen of Scots’ House and the Castle Jail, wander the town’s independent shops and cafés, or head straight onto nearby walking and cycling routes including the historic Roman road of Dere Street. The wider Borders is ideal for hiking, e-biking, wild swimming and paddleboarding, while more unusual experiences include alpaca walks, whisky tours, padel, yoga and outdoor pursuits.
